Real estate agency practice means acting as an agent for a commission/fee in respect of the sale or acquisition of properties or leasing or letting of properties.  It is one of the oldest professions in the world and regulated in Malaysia since 1981. Real estate agencies have grown and changed over the years, bringing with them a host of problems and difficulties. These include complaints ranging from minor infractions to serious transgressions of the ethical code of conduct, which include betrayals of confidence, conflicts of interest, a lack of transparency, etc., all of which continue to be top priorities for the regulatory body. The way people interact and do business and the fierce competition and technological upheaval present additional obstacles. These need the regulator to stay current on modifications to the business environment, industry standards, control, and monitoring. This essay compares the agency practices in Malaysia with those in a few other countries, including Singapore, Indonesia, Australia, and Hong Kong. It seeks to point out the practicesโ€™ similarities and differences. It is intended that this would provide knowledge and help the sector make important decisions. A desktop study was used. The results showed that Malaysia is comparable to other comparable nations where estate agent activities are subject to legal regulation. A comparative study of the laws reveals commonalities in the ways that the regulatory organisations, estate agents' registration, and sanctions are implemented. Nonetheless, several enhancements in the areas of qualification and education, enforcement, control, and monitoring can be implemented based on the comparative analysi
