незадовільні трудові відносини, залишилися несплачені в пенсійний фонд внески, 
компанія не вживала заходів для зменшення забруднення природнього 
середовища, то в результаті компанія-інвестор бере на себе відповідальність за 
вирішення всіх цих проблем. Це призводить до того, що компанія, яка купує, 
змушена витратити значну суму коштів ще до початку отримання доходів від 
діяльності придбаної фірми.  
Проаналізувавши цю інформацію, можна зробити висновок, що в прямому 
іноземному інвестуванні існує два типи інвестицій: «green field» та «brown field». 
Вони принципово відрізняються та кожен має як переваги, так і недоліки. 
Обираючи між цими двома стратегіями, компанії потрібно враховувати 
особливості виробництва, необхідність в додатковому обладнанні, витрати на 
будівництво з нуля або можливі витрати на оновлення і капітальний ремонт вже 
існуючих приміщень та звісно свої можливості та ціну всіх ризиків, пов’язаних з 
певним видом інвестування.

FEATURES OF APPLICATION OF FINANCIAL INNOVATIONS BY 
CONSTRUCTION ENTERPRISES 
Today, modern construction in Ukraine is actively developing. In general, the 
construction industry is an important industry for the country's economy. For example, 
thanks to the construction, a large number of jobs are created. Products of all sectors of 
the national economy are also used. Over the past few years, many residential buildings 
and complexes have been erected in our country.

The construction industry began to develop through the use of innovative 
materials and structures, as well as technologies, control methods, etc. Innovative 
technologies in construction or building materials are needed not only to move science 
forward and improve the quality of buildings, but also to increase the pace of social 
development. 
Consider two areas of the innovation process that are directly related to 
construction [3]: 
1. An increase in the proportion of innovatively oriented contracting works (that 
is, construction and installation works that directly provide for the introduction of new 
equipment, new technologies or the production of new products) in the total volume of 
construction and installation works. 
2. Innovative restructuring of the construction industry itself (innovative technical 
equipment for construction and installation works, technological innovations, 
innovations in the organization and management of construction and installation works). 
Financing of innovative activity is one of the important conditions for innovative 
activity, that the implementation of effective innovative activity requires large financial 
investments. 
At this stage, we will analyze the construction industry and analyze the changes 
that have occurred over the past few years. 
In 2010, construction enterprises in Ukraine worked at a loss (net profit amounted 
to UAH 5095.7 million). In the period 2010-2012 in the construction industry, a 
decrease in the volume of losses was observed (in 2012, - 1012.7 UAH), and in 2013 
and in 2014 there was an increase in the volume of losses. As for 2015, construction 
enterprises in Ukraine also worked at a loss. But 2017 was a record year not only for the 
construction of high-rise buildings, but also for social infrastructure [5]. At the end of 
October, the World Bank unveiled new results from Doing Business, an internationally 
respected ease-of-doing business ranking. According to its results, Ukraine climbed 4 
positions and took 76th place among 190 countries of the world, and in terms of the 
“obtaining building permits” record improved and got into the top 40 countries. 
The last major construction boom in Ukraine came in 2011, when the state was 
preparing for the Euro 2012 football championship. Then, the pace of construction 
declined, with a steady increase of 3.5-10% per annum being maintained only in the 
residential sector. However, 2016 the State Statistics Service of Ukraine for the first 
time in four years recorded an increase in the volume of construction work in all 
segments of construction. This phenomenon is also observed in 2017. The total growth 
for 10 months of 2017 amounted to 23%, including the construction of residential 
buildings increased by 13%, non-residential – by 27%. The construction of engineering 
structures grew by almost a third – 28%. In monetary terms, the total amount of work 
amounted to 735 billion UAH [4]. 
As for the construction sector in 2019, unfortunately, the housing sector is 
unlikely to expect rapid growth this year. The state budget has booked UAH 17 billion 
in funds for the construction, purchase and reconstruction of housing for the military 
and law enforcement officers. Military facilities will also be actively built. As in 2018, 
much attention will be paid to infrastructure projects (roads, junctions, security islands,

bridges, etc.). 56 billion UAH was allocated for the construction of roads in 2019 (in 
2018 – 47 billion UAH). 147 billion UAH) will be sent to local roads from the state 
budget) [2]. 
The start of the Energy Efficiency Fund is stimulating systemic heat 
modernization of the housing stock and networks, and the reform of the energy market 
is the renewal of electric networks. Great prospects - in the medical sector, the 
construction of private hospitals is no longer a single exception. 
Summing up the above, we can conclude that the problems of market 
restructuring of industrial and housing construction in Ukraine are relevant and 
necessary. Their solution will be possible subject to the availability of a regulatory 
framework that will stimulate the work of all spheres and sectors of the construction 
complex, as well as the introduction of a new investment mechanism that will ensure 
the receipt in the construction sector of the economy of funds from various sources of 
financing: public, private, commercial, foreign. 
What is a big victory for Ukraine is that despite the war and the failures in the 
economy, with the help of reforms, it builds infrastructure and attracts many foreign and 
domestic investors to the development of the state as a whole and its own business in 
particular. 
Achievements by construction organizations of the greatest result of production 
using the minimum material and labor costs, possibly subject to the use of innovation. 
That is, the use of innovation helps to increase the economic efficiency of construction 
activities. From the point of view of practice, it is possible to increase the efficiency of 
construction production in the case when scientific approaches, new ideas in 
management and production will be quickly implemented at the enterprises of the 
construction complex. A prerequisite for this is the mandatory consideration of regional 
innovative opportunities. 
Comprehensive development of construction is possible only under the condition 
of intensive investment and innovation in construction. In this regard, the necessary 
theoretical and methodological developments to improve investment and innovation in 
construction, which correspond to modern trends in the development of the Ukrainian 
economy and the peculiarities of the construction industry. It is necessary to develop a 
mechanism to stimulate investment activity, taking into account the increase in the 
efficiency of capital investments through the introduction of innovations [1].

ІННОВАЦІЇ НА КРЕДИТНОМУ РИНКУ УКРАЇНИ 
В сучасних умовах розвитку економіки кредитний ринок України є одною із 
основних складових фінансового ринку, який покликаний сприяти економічному 
зростанню та розвитку країни, забезпечувати оптимальний розподіл обмежених 
фінансових ресурсів та їх швидку мобілізацію суб’єктами господарювання.  
Беручи до уваги нестабільний соціально-економічний та політичний стан 
України, а саме: девальвацію гривні, зменшення купівельної платоспроможності 
населення, нестабільність грошової одиниці, зниження довіри до банків та 
небанківських фінансових установ,  виникає необхідність у дослідженні  
сучасного стану кредитного ринку та його подальшого розвитку, а саме введення 
інновацій. 
Кредитний ринок представлений діяльність банківських та небанківських 
установ. Станом на 01.01.2019 року в Україні діють 77 банків, 358 кредитних 
спілок, 434 відокремлені підрозділи кредитних спілок та 29 юридичних осіб 
публічного права [1; 2; 3]. 
З метою дослідження  сучасного стану кредитного ринку ми порівняли між 
собою його основні  показники:
