FACTORS THAT AFFECT THE IMPLEMENTATION OF GOOD PROJECT GOVERNANCE PRACTICES IN BUILDING CONSTRUCTION PROJECTS IN MAKUENI COUNTY. A CASE STUDY OF KIBWEZI WEST CONSTITUENCY

Abstract

The research study was conducted in Kibwezi West constituency in Makueni County, Kenya. The broad objective was to establish the factors that affect implementation of Good Governance practices building construction projects. Specific objectives assessed the extent risk management systems, compliance with building construction regulations, building sponsor’s involvement, workers’ competencies and contractor performance implementation of building construction projects in Kibwezi west constituency. Assumptions of the study that risk management systems, compliance with building regulations, owner’s involvement, staff competencies and contractor performance have a direct positive relationship with implementation of building construction projects. Relevant questions were formulated for each specific objective. The study endeavoured to answer each of these questions to confirm or disapprove the assumptions made. Results, conclusions and recommendations could be valuable to the county government of Makueni, National Construction Authority (NCA), National Environmental Management Authority (NEMA), Contractors, and building consultants and Real Estate Developers. The research design applied in this study was descriptive. The study population was 146 and a sample size of 107 that was picked through stratified random sampling method. Ninety two responded which was 86% response rate. Results from the study successfully answered the research questions. The study established a positive relationship between good project governance and implementation of building construction projects as it reduces time overruns (87%). It also ensures there are no cost overruns (59%). Further, good project governance ensures that the project is delivered as per the scope and quality specifications (55%). Finally, good project governance contributes to client satisfaction (58%)
