Impacts of certain factors on second hand apartment prices - case study of the Ljubljana - Vič residential quarter

Abstract

This dissertation analyses some factors impacting the marketed price of second-hand apartments in the residential quarter of Vič in Ljubljana. These factors represent the features of the apartment such as the age, the usable floor area and also the maintenance of individual parts of the apartment like the roof, facade, fixtures, heating systems, common areas, entrance and the surrounding grounds, installations, bathroom, flooring and kitchen. How the analysed factors impact the marketed price of the second-hand apartment has been established with the help of the regression analysis. The largest impact on the marketed price appears to be the usable floor area, while among the maintenance factors, the biggest effect is from the facade, common area, surrounding grounds and fixtures. The dissertation analyses the cost of the maintenance of a second-hand apartment and also whether it is sensible to invest in the required work when selling such an apartment. A conclusion has been made that small maintenance work is worthwhile in an apartment in an original state
