The real estate development is an established economic activity and a reasearch field all over\ud
the world, however, under this name it has been gaining more and more attention in Slovenia\ud
only over the last years. In this thesis we are aproaching the topic in a holistic fashion. We\ud
explain most of the concepts and processess that a project manager needs to master in order to\ud
run a real estate development project successfully.\ud
Firstly, we get to know a project in general and then focus on the specifics of the real estate\ud
project. Further on, we explain the process in the developer's firm and highlight some\ud
common risks and pitfalls of each of the project's phases. We finish the theoretical part of this\ud
paper by describing the project manager's most common duties and tasks. Namely, he is the\ud
person responsible for the project's final outcome. The project manager is a leader, negotiator,\ud
communicator, problem solver, decision maker, etc. But his key responsibilities are the\ud
investor's succeess and a delighted customer.\ud
At the end of the thesis we present all the theory through the real-life example of the\ud
Glavarjev trg Trebnje. All the risks and pitfalls mentioned in the theory become very real in\ud
practice. Nevertheless, the project manager needs to solve every problem quickly and meet\ud
every one of the fastcomming deadlines. The project of the new residential neighbourhood is\ud
in its last phase while this thesis is being introduced. The first residents have just moved in
