Impact of distance from bus station on the housing prices in Ljubljana

Abstract

The thesis of this diploma examines the impact of distance from bus station on the prices of housing in the Municipality of Ljubljana. Urban passenger transport is one of the main ways of transport in each city, where the commercial, economic and social part of the each county is concentrated. Because of the fast lifestyle of each individual, the transition from one point to another is essential, especially if the individual lives in such a city. In larger cities the problem is often with parking lots that are essential for the use of cars, therefore a lot of the city's residents prefer to opt for public transport use. Therefore the logical question is, whether the proximity of bus stations has any effect on the prices of housing. To attain the answer to that question, the regression analysis was used. With this analysis the entire sample of the data was analyzed and the smaller groups of information were divided into groups according to proximity of each stop. It was also attempted to determine whether the dependence of house prices in relation to distance from bus stations varies in relation to the number of runs of public transport. In this analysis the price of housing was used as the dependent variable and distance from housing to nearest bus stations as independent variable. If the proximity of bus stations has any impact on the prices of housing, this can help in the planning of the enlargement of the city and can be one of the factors in determining the prices of housing in the Municipality of Ljubljana, which may be a particularly important factor in relation to the real estate market collapse in year 2008
