In the graduate thesis work we describe the field of managing, maintaining and running (operating) the multi-appartment buildings. Laws, regulations and contracts, that cover the field, are summarized. The relationships between floor owners and manager are illustrated. The managing authorities are shown. The concept of a manager is defined and his duties and remit are described. We present the house rules and explain what they are intended to and why they are required. A special attention is devoted to maintainance of multi-appartment buildings as this is the most important part in the field. Specifically, we present the maintainance plan and its use. We define the reserve fund and explain, why this fund is required, how it is managed and what are the contributions into the fund. Finally, we describe how and why the manual was prepared and to whom it is intended. This manual is accessible online and it is opened to the public
