In the nineties of the previous century there was a more or less chaotic situation in the real estate business in Slovenia. One of the conditions when joining the European Union was to prepare legislation and to modernize the real estate business. There was no real law about selling the real estate until 2003. Partly selling of real estate was regulated by the Obligations Act and Obligations code. In 2003 a new law was put through about the real estate business (Law about real estate mediation). This law was changed and complemented in 2006. A novelty in the law is provision of the article 6a about the liabilty of the investor who can be a legal person or a self standing business man who builds for the market, that persons who fullfill the requirements to sell in the real estate business according to this law, can sell for him/her. The hypothesis in the graduation thesis is that an investor, a building company makes more profit if a real estate mediator is employed than to make a contract with a real estate agent and pay comission for mediating newly built real estate. A seller, a real estate agent with a valid licence, who has a solid education and can take over the whole project, is considered a real aquisition for the company, financially and professionally. The process of building for the market was analysed from the very first step – location finding, which is interesting for the investor, to the final selling of the newly built building to the buyer. A buyer is protected by the Law of protection of the buyer's of appartements and single-appartment houses , dating from 2004. The base for the analysis of the whole process is\ud
the analysis of the primary sources, by reference to laws and regulations. Beside this method,\ud
a descriptive method, analysis of secondary sources and analysis of internet sources were\ud
performed.\ud
Finally an estimate of the provisions of a real estate broker and brutto salary of an employed\ud
real estate mediator in a building company were compared. Upon this comparison a set\ud
hypothesis was confirmed
