Study of feasibility and viability of a model of business of automated park rotatories for the public park of the street 97 with 10th location in the resident chico in the city of Bogotá

Abstract

Este trabajo muestra el estudio de factibilidad y viabilidad de un modelo de negocios relacionado con la implementación y puesta en funcionamiento de un Parqueadero Automatizado Tipo Rotatorio, con el fin de identificar las principales oportunidades y amenazas que puede llevar consigo este tipo de actividad y así mismo tener un documento que muestre el proyecto a los posibles inversionistas, mostrando las oportunidades dentro del mercado nacional y la rentabilidad financiera que este obtendría. El documento presenta los pasos que se desarrollaron para el estudio, iniciando por el estudio de mercado, donde se define el mercado objetivo al que va a ir dirigido el proyecto, luego se determina la mejor ubicación para la implementación del negocio, identificación del benchmarking y análisis de precios; seguido del estudio técnico, donde se determinara el valor agregado del servicio y el diseño de este; por último se realizara el estudio financiero donde se identificaran y proyectaran los costos y gastos del proyecto, los ingresos, la estructura de financiamiento con el objetivo de realizar los flujos de cajas con los cuales se determinaran los índices de rentabilidad. A través de la elaboración de estos estudios se obtienen ciertos criterios que ayudaran al promotor del proyecto y a los posibles inversionistas a tomar decisiones acerca del proyecto y de su viabilidad, disminuyendo así las incertidumbres que se pueden ocasionar cuando se desea llevar a cobo este tipo de emprendimientos.This paper shows the feasibility y viability of the study of a business model related to the implementation and star-up of an Automated Rotational Type Parking, in order to identify the main opportunities and threads that this type of activity can carry with it and likewise have a document that shows the project to potential investors, showing the opportunities within the national market and the financial profitability that this would obtain. The document presents the steps that were developed for the study, starting with the market study, where the target market is defined and the best location for the implementation of the business, benchmarking identification and Price analysis; Followed by the technical study, where the added value of the service and its design will be determined; Finally, the financial study will be carried out where the costs and expenses of the project, the income and the financing structure will be identified and projected with the objective of realizing the cash flows with which the profitability indexes will be determined. Through the development of these studies, certain criteria are obtained that will help the project promoter and potential investors to make decisions about the project and its viability, thus reducing the uncertainties that may arise when it is desired to carry out this type of Ventures
