Impact of real estate investment on development and functional structure of Rīga sity

Abstract

Investīcijas nekustamajā īpašumā uzskatāmas par vienu no būtiskākajiem pārmaiņu virzītājiem pēcsociālisma pilsētās, kuru telpiskā organizācija ir bijusi pakļauta intensīvai pārveidei un notikušās pārmaiņas un to radītās izmaiņas visaptverošas. Promocijas darba mērķis ir analizēt investīcijas nekustamajā īpašumā un novērtēt to ietekmi uz pilsētas telpisko un funkcionālo attīstību, izvērtējot jaunākās telpiski funkcionālās struktūras izmaiņas Rīgā. Investīciju dati analizēti kontekstā ar iedzīvotāju un nodarbināto skaita izmaiņām Rīgas pilsētas daļās, kā arī iedzīvotāju anketēšanas datiem par attieksmi pret savu dzīves vietu un ikdienas mobilitāti pakalpojumu izmantošanā. Rezultātā noskaidrotas kopsakarības par pilsētas telpiskās attīstības procesiem un funkcionālās struktūras izmaiņām investīciju nekustamajā īpašumā ietekmē Rīgā. The aim of the doctoral thesis is to analyse the impact of the real estate investment on development of city spatial structure as well as assess the recent changes of spatial structure of city of Riga. Results obtained from the analysis of the real estate investment trends are correlated with changes in number of inhabitants and employees in particular districts of the city as well as with trends derived from inhabitants questionnaire’ data on attitude to their place of residence and trends on daily movement and usage of services. This allows the author to find the linkage between spatial development and functional organization of the City of Riga and the real estate investment.
