This guide can help you identifybasic repair and maintenance prob-lems in your house or a prospectivehouse. It is not exhaustive, but givesyou preliminary inspection informationand basic suggestions for home repairsthat are part of good home mainte-nance. If this preliminary inspectionshows potential problems, you shouldconsider hiring a professional inspectorto do a detailed house inspection.A checklist on the next page canhelp you determine what repairs areneeded. The following specificationscan guide you as you contract to havework done. (Changes made as speci-fied will help the house meet Depart-ment of Economic Development andRural Development guidelines.)Suggested specifications forcontracting for home repair1. Re-siding a house4 Vinyl siding is recommended.4 Contractor will re-secure all existingsiding that is in stable condition.4 Siding that is unstable has to beremoved and replaced with a ply-wood backer.4 Contractor will install new 42 mil.vinyl siding to all of the dwellingsexterior.4 Contractor to install new vinyl trimthroughout exterior as required forproper installation of new vinyl siding.4 Exposed wood trim, drips, fascias,etc., have to be covered with vinyl ormetal to match new vinyl siding color.4 Existing soffits have to be repairedto provide adequate backer for newsoffit material and new prefinishedsteel ventilated soffits have to beinstalled.4 All installation of vinyl siding will beper the manufacturer’s installationinstructions.4 Contractor is required to providehome owner with copy of installationinstructions.4 Warranty to be provided by vinylmanufacturer.2. Installation of new roof4 Contractor is required to install new20-year shingles to entire roof.4 If more than two layers of shinglesare on the existing roof, all existingshingles have to be removed.4 Contractor will repair all damagedexisting roof sheathing with exterior7⁄16” plywood or oxboard w/ plyclips,apply one layer of 15-pound felt ifslope is over 4/12, or two layers of15-pound felt if less than 4/12 slope.4 If slope is less than 3/12, roll roofingshould be considered.4 Contractor will re-flash at all roofpenetrations with metal flashing.Metal flashing to be let into masonrymortar joints. (Do not use caulk ortar for flashing purposes.)4 Install new metal drip edging at alledges of the roof.4 Install new shingles per manufactur-er’s installation instructions.4 Contractor has to provide homeowner with copy of installationinstructions.4 All debris generated by re-roofing tobe removed from premises.3. Repair of electrical system4 Contractor will repair serviceentrance, power panel(s), wiring, fix-tures, etc., to eliminate electricalhazards from the existing dwelling.4 Knob and tube wiring and all otherdamaged wiring shall be replacedwith new, minimum 12-gauge copperconductors.4 All junctions shall be in coveredjunction boxes, exposed wiring to beprotected from physical damage,and AC/DC smoke detectors shallbe installed per the latest CABO orequivalent code.4 New wiring needs to meet the cur-rent N.E.C. (electrical code).4 If updating, use 100-200 amp. boxper electrician’s recommendation.4. Repair of existing plumbing drain,waste and vent lines4 Contractor required to replace allinadequate, corroded or damagedDWV lines.4 New DWV lines need to be Sched-ule 40 PVC and installed per the lat-est CABO Code.4 All penetrations through the roof tobe with integral flashing or metalflashing. (Do not use caulk or tar forflashing purposes.)6. Installation of attic insulation4 Contractor required to install atticinsulation to minimum R-30 (10inches) over entire attic area.4 Unfaced insulation or blown-in willbe used if applying over existinginsulation.4 Insulation required to be installed inan even layer and provisions shallbe made to provide minimum 1 sq.inch ventilation per 1 sq. foot of atticarea. (Minimum 20 percent of venti-lation shall be from the soffit areaand not more than 80 percent nearthe ridge).4 A power vent could be used as anoption.4 Contractor needs to assure thatinsulation does not restrict air flowfor soffit ventilation. (Install propervents at every other rafter.)7. Insulation of crawl space4 Floor joists and band joists of thecrawl space required to be insulatedwith R-19 unfaced fiberglass insula-tion and secured in place with wirelightning rods at 48 inches.4 Crawl space floor required to becovered with minimum 6 mil. poly,lapped 6 inches and turned up 6inches on the foundation walls andsecured.4 Ductwork and water supply lines incrawl space to be insulated.4 Proper ventilation of crawl spacemust be provided.8. Weatherization4 Contractor required to caulk all exte-rior window and door casings, sealall top sashes of double hung win-dows, seal around all exterior wallpenetrations, and apply new weath-er-stripping to all exterior doors.4 Single pane windows need to becovered with a new aluminum com-bination storms window unit withscreens.9. Regrading site4 Contractor will add top soil asrequired to provide a minimum of 6inches of fall in the first 10 feet awayfrom the dwelling.4 Minimum 6 inches of foundationrequired to be exposed (no soil with-in 6 inches of the siding).4 New top soil to be raked smooth,seeded and mulched.4 If necessary contractor shall providefall from the foundation to a minimum4-foot wide swale that will divertwater away from the foundation.4 Swale to be raked smooth, seededand mulched.10. Installation of new heating sys-tem4 Contractor required to remove exist-ing heating plant and install newforced air heating system.4 Contractor required to provide heatloss calculations to homeownershowing the proper size heatingplant to be installed.4 New furnace shall be protected fromthe elements and installed with allnecessary clearances, electrical,venting, supply and return ducts,plumbing thermostat, etc., asrequired to provide adequate heat-ing (and cooling, if applicable) toeach individual room.4 All ductwork in unconditionedspaces required to be insulated, allductwork shall be adequatelysecured and all new work shall com-ply with the latest CABO code.4 All gas supply lines need to bechecked by a qualified serviceman.4 All debris generated by this installa-tion shall be removed from this siteby contractor.11. Painting house surfaces4 Contractor required to clean and pre-pare the surfaces to be painted bythe paint manufacturer’s instructions.4 Acrylic primer needs to be used toprime all bare wood.4 Brush and/or roller application isrecommended (no spraying).4 Metal primer should be rust-inhibit-ing type.4 Paint required to have a 10-yearwarranty, minimum.4 Semi-gloss finish, enamel or equalneeds to be done.4 Application shall be such that drips,spatters, flaws, streaking, shadowingor other types of inferior workman-ship does not occur.For pre-1978 houses, there shouldbe an assessment of the lead contentin the paint. Please contact the Depart-ment of Health at (573) 751-6400 forrecommended procedures and a list ofcertified contractors.2 Human Environmental Sciences ExtensionUniversity of Missouri-Columbia 3SpringFallAnnual F  OUNDATIONS    AND    BASEMENTS Inspect for signs of termites and for wood decay.  4 Check grading to assure that water will drain away from  house; check closeness of trees to foundation for problems  from roots. 4 Check basement and crawl space for dampness and leakage  following wet weather. 4 Check driveways and walks for cracks, settling and soil  erosion. 4 Clean area wells, window sills and storm drains.  4 D  OORS    AND    WINDOWS Check doors, windows and trim for finish failure or rotted  wood. 4 Check for broken glass, damaged screens. Clean screens.  4 Check glazed openings for loose putty.  4 Check hardware and lubricate moving parts.  4 Check weatherstripping for damage and tightness of fit.  Check joints and caulk. 4 Check caulking at doors, windows, and all openings and  joints between different materials (such as brick). 4 E  XTERIOR    WALLS Check masonry for cracks and loose joints.  4 Check painted surfaces for paint failure  (pre-1978 homes  with cracked or peeling paint on window sills, walls or trim  should be referred to Dept. of Health for list of lead inspectors)  . 4 Check siding and trim for damage and decay.  4 Check trim for tightness of fit at joints and caulk.  4  4 R  OOF Check for damaged or loose shingles, blisters, roofing  sponginess, etc. 4 Check underside of roof where accessible for water stains  or dampness. 4 Check for damage or if paint is needed on gutters, down- spouts, hangers, strainers and splash blocks. 4 4 Clean gutter strainers, gutters, downspouts, splash blocks.  4  4 Evaluate roof for future replacement.  4 Check fascias and soffits for paint failure and decay. Assure  that vents are open and properly vented. 4 Check masonry chimneys for cracks (inside and outside)  and for obstructions. 4 I  NTERIOR   S  URFACES Check all painted and natural finished surfaces for dirt,  finish failure, and for needed repairs   (pre-1978 homes with  cracked or peeling paint on window sills, walls or trim should be  referred to the Dept. of Health for a list of lead inspectors). 4 Check all joints in ceramic tile, laminated plastic and simi- lar surfaces. Check caulking around sinks, bathtubs and  showers. 4 4SpringFallAnnual F  LOORS Check for wear, damage, evenness and sponginess. Check  particularly where one floor material joins another (e.g.,  wood to carpet). 4 Evaluate for replacement or refinish.  4 Check for handrails on stairs. Make sure they are properly  attached. 4 E  LECTRICAL    SYSTEM Check areas where wiring is exposed, and replace at first  sign of damage. 4 4 If fuses blow or breakers trip frequently, electrician should  be contacted to determine cause and make necessary  repairs. 4 4 Check condition of cords and extension cords to all appli- ances. 4 4 Check smoke detectors.  4  4 H  EATING    AND    COOLING    SYSTEMS Have entire system (including gas lines) checked by quali- fied service person. 4 4 Clean, service or replace filters, humidifiers and dehumid- ifiers. 4 4 Unvented gas heaters need to have proper ventilation.  Have a qualified service person check. 4 Remove window air conditioners in winter.  4 P  LUMBING    SYSTEM Check faucets, hose bibbs, valve stools, sinks and water  heater for leakage or corrosion. 4 4 Have service person check septic system.  4 Check gas lines and make sure no material around water  heater is blocking air flow. 4 4 Check to see that water heater vent is not obstructed.  4 I  NSULATION Ceiling insulation should be an R-30 or approximately 10  inches deep. 4 Check attic for proper ventilation at soffits and gable to  assure air flow. 4 Wall insulation should be a minimum of R-13 or 3.5 in.  4 Floor insulation should be a minimum of R-13 or 3.5 in.  4 Adapted from Home Maintenance Checklist in  Maintaining the Home, Council Notes, 14 (3), Building Research Council, University  of Illinois, 1995.Inspection Checklist for Home RepairChimney1.
