Aquest treball consisteix a canviar l'ús i adaptar un edifici modernista a un hotel similar a tres estrelles a
partir d’una proposta i estudi de renovació interior. El punt de partida escollit és la fàbrica de farina 'La
Farinera', construïda a finals del segle XIX a la ciutat de Vic i projectada per l'arquitecte Enric Sagnier.
Amb els anys, la seva funció ha anat canviant: des de fàbrica d’embotits, de filatura, calçats i teixits fins
a fàbrica de farina. El procés de transformació en hotel es va dur a terme a partir d'un anàlisi del seu
arquitecte i de les característiques històriques i arquitectòniques de l'edifici.
Per començar a realitzar l'estudi es van cercar edificis modernistes a Vic que tinguessin algun tret
característic per poder-los convertir en un hotel. Entre tots ells, la Casa d'Anita Colomer i la Farinera
van ser les opcions preferides per la seva estètica peculiar. Aquesta primera, però, es va descartar
perquè no tenia prou superfície útil per ser un hotel.
Pel que fa a la metodologia, es va fer un estudi de la història de l'edifici, poc documentat, i una recerca
d'informació del seu arquitecte a partir dels llibres que existeixen de la seva biografia. A partir de
l'amidament in-situ de la Farinera, representada en diversos esbossos i croquis, juntament amb la
informació d'una reforma recent, es van poder realitzar els plànols per convertir la fàbrica La Farinera a
hotel. Un cop obtinguda tota aquesta informació i utilitzant la normativa del Codi Tècnic com a
referència, es va poder fer l’adaptació de l’edifici, digitalitzant i redistribuint l'espai amb l’AutoCad.
Paral·lelament es van anar aixecant seccions i façanes, aquestes últimes retocant-les amb l’Adobe
Illustrator. Finalment amb el Google Sketchup i el 3D Studio Max es van traçar les perspectives interiors
i exteriors, que ajuden a entendre molt millor el volum de l'edifici sencer.
El resultat del procés de renovació ha estat un hotel acollidor semblant a un hotel de tres estrelles amb
un disseny interior fidel al seu antic ús industrial i al seu estil arquitectònic, amb elements decoratius
propis del modernisme.
Com a conclusió penso que La Farinera convertida en hotel podria ser un benefici per a la ciutat de Vic,
millorant l’escassa oferta d’allotjament al centre de la ciutat i alhora preservant i posant a l’abast del
públic un edifici amb les arrels culturals i històriques del patrimoni vigatà.ENGLISH: This study is focused on the adaption of a Modernist building and its change of use to a three-star hotel
based on a building proposal and interior renovation. The chosen building was a flour mill, La Farinera,
built at the end of the 19th century in the city of Vic and designed by the architect Enric Sagnier. Over
the years the building has undergone several changes in use, cold meat processing, shoe, thread and
textile manufacturing and finally a flour mill. The transformation study of the building into a hotel was
carried out after an analysis of the building’s architect and the historical and architectural characteristics
of the building.
The study also emerged from a search of Modernist buildings in Vic with features that would be suitable
for hotel conversion. Among these buildings, Casa Anita Colomer and La Farinera seemed the best
options as a result of their special aesthetic qualities. The former, however, was discarded as a possible
hotel due to its lack of useful surface area.
As for the methodology, a study of the history of the building was made, although little had been
published about it, and the building’s architect was researched from books that exist about his life. By
taking in-situ measurements of La Farinera, which were then presented in different rough sketches and
drawings, as well as information from recent reforms, the plans could be drawn up to convert the flour
mill into a hotel. Once all this information was obtained, and using the regulations in the Spanish
Technical Building Code as a reference, the adaptation of the building was possible, digitalising and
redistributing spaces with AutoCAD. In parallel, sectors and façades were drawn up, the latter being
touched up with Adobe Illustrator. Finally, with Google Sketchup and 3D Studio Max the interior and
exterior perspectives of the building were traced which help to understand the volume of the whole
building much more clearly.
The result of this renovation proposal is a cosy hotel with similar to a three-star rating and an interior
design which is faithful to the building’s industrial origins and architectural style with decorative elements
characteristic of Modernism.
In conclusion La Farinera converted into a hotel could be of great benefit to the city of Vic, improving the
little tourist accommodation on offer in the city centre and simultaneously preserving and making
available to the public a building with strong cultural and historical roots in Vic’s heritage
