Abstract

论文以我国商业地产发展为背景,阐述了商业地产发展的现状:一方面,住宅地产宏观调控导致房地产企业纷纷转型进入商业地产开发领域,城镇化发展为商业地产创造大量投资机会,另一方面,商业地产开发缺少成熟的开发模式,商业地产开发暴露出了诸多的问题:未按市场容量开发导致商业房产过剩、商业地产项目开发周期偏长,资金回笼较慢导致资金周转不畅、建设结构不合乎商业经营需要,商业地产开发专业度不够导致招商与销售困难等,从而让商业地产开发存在巨大风险。 论文中还分析了商业地产开发的一般流程,分为前期策划、项目开发、项目运营三个阶段,指出前期策划阶段是商业地产开发的关键阶段,这个阶段要进行充分市场调研,确定是否拿地、确...The article elaborates the current situation of the development of commercial real estate.
