During the 21st century the complexity and the number of participants in construction projects has grown rapidly leading to more uncertainty in the projects. Lump sum con-tracting and inflexible project delivery methods have lead to fragmentation of the goals between the client and the contractor, causing disputes and problems in quality. As a delivery method, a project alliance aims to reduce claims and enhance the quality and productivity of the building process. In a project alliance the owner and one or more service providers (designer(s), constructors(s)) form an alliance, among which all the risks and profits are shared. The alliance participants are collectively responsible for the delivery of the project, and the outcome of each participant is conditional on the outcome of the whole project.
This master’s thesis focuses on the features of the delivery methods commonly used in Finland and compares them with those of project alliance based mainly on literature. Part of the study is conducted as a case study of a renovation project of an apartment building, and aims both researching the suitability of project alliancing in the given project and pointing out its possibilities and problems. The case study has been con-ducted while working as a part of the project team and is based on the researcher’s observations, project documentation and interviews of the key personnel of the project.
In the given project the project alliance as a delivery method has produced a design that meet the requirements set to it by the owner and the feasibility and design solu-tions have been collaboratively developed and ensured. Mutual trust is a vital prereq-uisite for an alliance project and is something that must be worked at throughout the project. In Finland the project alliance is yet to be further developed but even during the first half of the construction phase it has proved to be a delivery method with feasi-bility and potential and it may help to achieve good results in challenging projects.Rakennushankkeiden kompleksisuus ja osapuolten määrä on 2000-luvun aikana kas-vanut huomattavasti lisäten epävarmuutta hankkeissa. Kiinteistä kustannusperusteista ja jäykistä toteutusmuodoista on seurannut tilaajan ja toteuttajan tavoitteiden eriyty-mistä, erimielisyyksiä ja laatuongelmia. Allianssimallilla pyritään välttämään riitoja ja tehostamaan rakentamisen laatua ja tuottavuutta. Projektiallianssissa tilaaja, pääto-teuttaja(t) ja suunnittelija(t) muodostavat allianssin, jonka kesken kaikki hankkeen riskit sekä voitot jaetaan. Allianssiosapuolet vastaavat yhteisesti koko hankkeesta ja kaikkien osapuolten tulos on sidottu koko hankkeen tulokseen.
Tässä työssä tutkitaan tavanomaisesti Suomessa käytettyjen toteutusmuotojen ominai-suuksia ja selvitetään tätä vasten allianssimallin ominaisuuksia pääosin kirjallisuus-tutkimuksena. Osa työstä perustuu kohdetutkimukseen asuinrakennusryhmän perus-korjaushankkeessa ja tämän tavoitteena on tutkia allianssimallin soveltuvuutta kes-kisuureen asuinrakennuksen peruskorjaushankkeeseen sekä malliin liittyviä mahdolli-suuksia ja ongelmia. Kohdetutkimus on tehty tutkijan osallistuessa projektiryhmän työskentelyyn ja perustuu tutkijan omiin havaintoihin, asiakirjoihin ja dokumentaati-oon sekä hankkeen avainhenkilöiden haastatteluihin.
Allianssimallilla on tutkimuksen kohteena olevassa hankkeessa saavutettu tilaajan vaatimukset täyttävä suunnitteluratkaisu, jonka toteutettavuus ja ratkaisut on yhtei-sesti kehitetty ja varmistettu. Edellytys allianssihankkeelle on osapuolten välinen luot-tamus, jonka eteen tulee hankkeen aikana tehdä töitä. Toteutusmuoto on suomalaises-sa rakentamisessa vielä kehitysvaiheessa, mutta jo rakennustöiden aikana on havaittu sen olevan kehitys- ja käyttökelpoinen toteutusmuoto, jolla voidaan saavuttaa hyviä tuloksia haastavissa hankkeissa
