Perubahan Pola Ruang Hunian Akibat dari Kegiatan Komersial di Kawasan Pecinan Kota Semarang

Abstract

Chinatown is the settlement local area for the Chinese ethnic in Semarang. The dominant activity in Chinatown is a commercial activity. The Chinese people are synonymous by using the house-market buildings as a place commercial activity and also a home stay. The dwelling located in the second floor which joined the commercial activity in the first floor is typical building located in Chinatown. The current development showed commercial activity has been grown into completing of urban society. Traditionally, the changing of many spaces which did not use anymore as commercial activity has been turned into a commercial activity. This study is purposing to determine the changing of residential space pattern resulted by commercial activities in Chinatown Area, Semarang lately. The activities undertaken by the residents who occupied the space as a residence and business place and it became interested problem as a research object. This research was conducted by using qualitative and descriptive qualitative analysis aspect as well as a map overlay. Lastly, the research results in the changing of residential space pattern resulted by commercial activities NJOP values are increasing each year, so that affect the value of PBB also lead to high occupancy spaces once converted into commercial buildings, the development of commercial activity spaces change shape of the building in the alley into five study areas are Gang Beteng, Gang Warung, Gang Pinggir, Gang Wotgandul Timur and Gang Baru
