Opinnäytetyö tehtiin Rakennustyö Salminen Oy:n Kuopion Anttilan työkohteesta, jossa uusittiin asiakaspysäköintiin tarkoitetun pysäköintikannen, ajoluiskan ja ajoluiskan alatasanteen rakenteet. Insinöörityön tavoitteena oli esittää käytettyjen työmenetelmien ja materiaalien ominaisuuksia sekä valintaperusteita. Tavoitteena oli laskea työmaan todelliset kustannukset ja selvittää miten hyvin urakkatarjoukseen lasketut työ- ja materiaalikustannukset saavutettiin. Tavoitteena oli myös pohtia, mistä mahdolliset kustannuserot johtuvat ja miten kustannuksia voitaisiin hallita vastaavilla työmailla tulevaisuudessa.
Työ aloitettiin selvittämällä käytetyt menetelmät ja materiaalit työmaan rakennesuunnitelmista. Materiaalien ominaisuuksia ja valintaperusteita selvitettiin materiaalitoimittajien tuote-esitteiden ja muun saatavilla olleen kirjallisuuden avulla. Työmaan todelliset työkustannukset selvitettiin työntekijöiden tunti-ilmoitusten avulla laskemalla kuhunkin työvaiheeseen käytetty työaika. Kunkin työvaiheen todelliset materiaalikustannukset selvitettiin työmaan ostolaskujen avulla. Urakkatarjoukseen kullekin työvaiheelle lasketut työ- ja materiaalikus-tannukset selvitettiin Rakennustyö Salminen Oy:n kustannuslaskijan laatimaa urakkatarjouslaskelmaa apuna käyttäen. Työmaan kustannustehokkuus selvitettiin vertailemalla näitä laskelmia keskenään.
Insinöörityön tuloksena saatiin selvitys kunkin työvaiheen materiaaleista ja työmenetelmistä. Tuloksena saatiin selvitys todellisista materiaali- ja työkustannuksista sekä koko työmaan kustannustehokkuudesta. Työn tuloksien ja päätelmien avulla helpotetaan vastaavia työvaiheita sisältävien työkohteiden suunnittelua tulevaisuudessa. Opinnäytetyö auttaa myös työ- ja materiaalikustannusten hallinnassa tulevissa työkohteissa.The thesis was made for Rakennustyö Salminen Oy and it concerned the repairing of the parking deck of Anttila department store in Kuopio. The aim of this thesis was to present the qualities of methods and materials used in the construction site. The aim was to calculate the real costs of the site and compare how well they match with the calculations of the work and material costs in the tender. Another object was to find out what are the possible reasons for the differences between the calculations and how can the costs be controlled in the future.
The work was started by finding out the methods and materials used in the construction drawings. Material qualities and the selection criteria were found out by going through the product catalogues of the material suppliers and other available literature. The real costs of the work were found out by calculating the amount of time used in every work phase. The real material costs of each work phase were calculated from the construction site´s purchase accounts. The work and material costs planned for each work phase were defined by interpreting the cost sheet drawn by a cost accountant. The cost efficiency of the construction site was determined by comparing these calculations.
The outcome of the thesis was an extensive report of the materials and methods used in each work phase. The real costs of the material and workforce and the cost efficiency of the whole construction site were discovered as a final result. The results and conclusions from the thesis will make the planning of work with similar work phases easier in the future. The thesis will also help to control the planning of material and workforce costs in the future construction sites
