Denne opgave undersøger konsekvenserne ved boligprisstigningerne I København. I projektets første del redegøres der for boligprisstigningernes omfang og årsager. I projektets anden del analyserer vi de positive og negative konsekvenser ved boligprisstigningerne. I projektets tredje del diskuterer vi hvilke tiltag kommunen eller staten kan tage, for at fastholde/sænke boligpriserne eller minimere de negative konsekvenser. Vi konkluderer først og fremmest, at priserne er steget og at det skyldes flere faktorer, herunder urbanisering, byfornyelser og en historisk lav rente på lån. I anden del konkluderer vi, at de negative konsekvenser blandt andet er øget ulighed, en mere homogen befolkningssammensætning og eksklusion og marginalisering af mindrebemidlede borgere og studerende. Der er færre positive konsekvenser, men der er blandt andet de fordele kommunen får som følge af en rigere befolkning og fordele for erhvervslivet i byen. Slutteligt foreslår vi, at man bygger flere nye boliger, gerne små og billige. Desuden foreslår vi blandt andet at man indfører strenge straffe for brud på lejeloven og at man lovgiver for at begrænse private investorer. Desuden foreslår vi tiltag til at begrænse efterspørgselspresset i København. This paper examines the consequences of the increase in the prices of rental apartments and condominiums in Copenhagen.The first phase of the study researches the extent and causes of the increase in prices.In the second phase we analyze the positive and negative consequences of the increase in prices. In the final phase of the study, we discuss how political decisions could restrain the increase in prices or minimize the negative consequences. Firstly, the study finds that the prices have increased and that this is due to multiple reasons, including a big demand, urban renewals and a historically low interest rate on loans.In the second phase of the study, we find that the negative consequences, inter alia, are an increase in inequality, more homogenous demographics and a continuous exclusion and marginalization of socially vulnerable citizens and students. There are fever positive consequences, but there are advantages for the municipality due to the wealthier citizens, who are able to pay higher taxes and for the businesses of the city.In the last phase of the study we suggest that the municipality of Copenhagen should build more apartments – especially small and cheap ones. Furthermore, we propose that heavier penalties are introduced when breaking the laws regarding the prices of rent, and that laws are created in order to limit private investors. Lastly, we suggest ways to limit the demand for apartments in Copenhagen.<br/
