    Mutual effects of land distribution and economic development : evidence from Asia, Africa, and Latin America

    Land plays an important role in the economies of developing countries, and many theories connecting land inequality with different dimensions of economic development already exist. Even though efficacious land distribution allows societies to transition from poverty to a human capital-based developed economy, ongoing issues related to property rights, inequality, and the political economy of land distribution are unavoidable. The general objective of this paper is to explore the nexus between land distribution and economic development. The specific objectives are to: (i) identify which land distribution programs/activities contribute to economic development; (ii) investigate the role of stakeholders in land distribution programs that affect the growth of productivity; and (iii) assess the deficiencies of current land distribution policies in Asia, Africa, and Latin America to explore how economic development theories contribute to decreasing income inequality. This paper provides an overview of land distribution history and the main economic development theories. It also highlights the links between land distribution and the main elements of economic development. Finally, it provides a comparative review of the most recent empirical works regarding the characteristics, limitations, and potential (mutual) effects of land distribution and economic development settings on developing countries worldwide

    Research on vacant land in Lubuklinggau City uses Land Development Analysis (LDA) method and is done by using market approach and income approach to obtain land indication value per m². Furthermore, a city analysis that describes the economic conditions of Lubuklinggau City, a market analysis that describes the state of the property market. The type of this research is qualitative and quantitative by using primary data and secondary data. Primary data include income data, building expenditures and capital expenditures and others proposed as alternative uses, obtained by structured interviews and surveys. Secondary data were obtained from Lubuklinggau City Government, Central Bureau of Statistics, Bappeda and MAPPI. This assessment uses a market data approach and revenue approach to obtain Net Present Value (NPV), by simulating the property to be built Simple Housing property obtained NPV of Rp6.402.269.447. And land market value of Rp5,435,379,741. Both assessments were subsequently reconciled and resulted in a value of Rp5,946,800,000

    Incidence and impact of land conflict in Uganda

    While there is a large, though inconclusive, literature on the impact of land titles in Africa, little attention has been devoted to the study of land conflict, despite evidence on increasing incidence of such conflicts. The authors use data from Uganda to explore who is affected by land conflicts, whether recent legal changes have helped to reduce their incidence, and to assess their impact on productivity. Results indicate that female-headed households and widows are particularly affected and that the passage of the 1998 Land Act has failed to reduce the number of pending land conflicts. The authors also find evidence of a significant and quantitatively large productivity-reducing impact of land conflicts.     LAND REFORM AND DEVELOPMENT OF AGRICULTURAL LAND MARKETS IN RUSSIA

    Russia has experienced dramatic changes in land ownership and land tenure since the dissolution of the Soviet Union at the end of 1991: agricultural land has been largely privatized, individual landowners now have legal rights to most agricultural land in the country, and previous prohibitions on buying and selling of land have been removed by recent laws. The necessary preconditions for the development of agricultural land markets have been met and we are beginning to witness transactions that involve individual landowners, and not only the state. However, further development of the embryonic land market is severely circumscribed by the inadequacy of the administrative and technical infrastructure. In this paper we discuss the dynamically evolving legal framework for land reform, consider the impacts of land reform on privatization and ownership structure of agricultural land, and analyze the development of land market transactions. The analysis is based on official statistical sources and the results of a questionnaire-based survey conducted by the authors in 2003 in three regions.
