Residential Rental Value Determination and the Power Line Factor in Lagos, Nigeria
Power lines, being a man-made environmental contaminant in residentialneighbourhoods, is via the regression model, incorporated into the environmental factorconsidered germane in rent determination within the metropolitan and suburban parts ofLagos. By the use of two different questionnaire surveys distributed to registered estatesurveyors and valuers (in Lagos metropolis) and residents within powerline blightedneighbourhoods, the study unearthens the negligible effect of power lines in thedetermination of rental values within metropolitan as against a nill effect in suburbanareas after collected data were subjected to regression analysis. The study recommendsprompt need of the Federal and State governments in empowering the Power HoldingCompany of Nigeria (PHCN) in eliminating this negligible effect by observance of Rightof Ways (ROWs)
TOWARDS A VIABLE LANGUAGE OF HUMAN RIGHTS ACTIVISM IN NIGERIA
This paper explores the possibilities of achieving a viable language of human rights activism in contemporary Nigeria. It argues that the style of language of human right activists is predominantly violent, harsh and incapable of achieving the crucial goals and visions of human right activism in Nigeria: The methodology is analytical and empirical. In its analytical approach, it discusses the meaning and roles of language in societal cohesion. Its empirical character derives from the collation and analysis of data of some selected speeches of Nigerian activists on violation of citizens’ human rights, conflict resolution and effective democratization process. Finally, while recognizing the pivotal role of human rights activism in contemporary Nigeria, the paper emphasizes the need to inject humane linguistic items that reflect a measure of respect, integrity and modesty in the language style of human rights activists. This is necessary in order to achieve dialogue, understanding and consensus on controversial issues among human rights activists, government functionaries and stakeholders in the Nigerian state. This is the only viable path to sustainable democracy and human development
The Role of Education towards Achieving Sustaining Housing and Environmental Development in Nigeria
 Education constitutes the most effective means that the society needs to confront the challenges of the world. Succinctly put, the sustainable progress of man depends wholly on educated minds in every walk of life. It is the major factor that can be used to create enduring relationships among people and foster greater respect for the needs of human beings in any situation on earth. The paper examines the possible ways of sustaining existing low-cost housing estates in Lagos State, Nigeria. Lessons from experiences of developed nations on low-cost housing estates welfare mechanisms as it relates to the basis of allocation, usage, periodic maintenance, transferability and social cohesion were ascertained from literature and compared with existing situations in Lagos State. Findings showed that there is need for continuous life learning efforts to be embarked upon and sustained by the three tiers of government in Nigeria towards achieving sustainable housing and environmental development. The study recommends that the three arms of government need to embark on educational re-orientation of Nigerians on sustainable home ownership built on equitable, social, economic and political fair play
Comparison of design studio and jury systems in architectural schools in southwest Nigeria
Examination of architectural design is given prominence in schools of architecture because it is considered as the bedrock of architecture profession. In many Nigerian architectural schools, the jury system is used to examine the students' architectural design studio projects. However, it is observed that the system has applied in various schools may be prone to subjectivisms and variations of the jurors. The aim of this paper is to critically examine the jury system as applied in two schools of architecture located in southwest Nigeria. While one school is domiciled in a government owned university, the other is located in a privately owned university. Data is based on analysis of relevant documents, observation of jury assessment processes and group discussions with staff and students. Result revealed that jury processes in the schools showed more similarities rather than differences. Furthermore, the jury system also aids in the teaching and learning of students. The paper concludes that to improve learning dynamics in architectural design studio, learning environments must incorporate diverse delivery and jury assessment modes that retort to student learning styles
HVOTL Associated Risks and Real Estate Investment in Lagos Metropolis, Nigeria
ABSTRACT: High Voltage Overhead Transmission Lines (HVOTLs) associated risks have been thought to foster potential risks elements capable of creating property value diminution when located within the built environment. This current attempt identifies and evaluates particular risk elements attributable to HVOTLs within a perpendicular distance of 200m in residential neighbourhoods within Alimosho and Surulere neigbourhoods in Lagos metropolis using survey method. Data retrieved from residents within a 200meters distance perpendicular to power lines in the study areas of Lagos metropolis were analyzed and interpreted using the relative importance index. The study established that within the study areas, all nine risk elements were found significant but within varing extents. The study suggests that ROWs in the state must be enforced and respected by the public while erring individuals be sanctioned and their buildings demolished by State and Federal governments actions. This is crucial in promoting the sustainability of real estate investments
What Lenders Want from Mortgage Valuation Reports: A Survey of Nigeria Banks
For over a decade now, the Nigerian real estate industry has witnessed a steady but continuous growth as via the participatory activities of major private sector players both nationally and internationally. Hence, the need to urgently explore the requirements of valuation report users is eminent as the report serves as an important input to lenders' decision making. Surveying the existing twenty-two (22) Nigerian banks as prime users of valuation reports in the country, this study examines the need of these banks vis-a-vis the report content with a view to determine their needs and further improve on the quality of valuers' reports. The needs of the banks were examined in accordance with the reporting format of Nigerian valuation reports. Using mean ranking coupled with the relative importance index (RII) methods, retrieved data were analysed and findings showed that lenders require more explicit details relating to salient aspects of the property market in valuation reports which include valuation calculations and uncertainty in valuation figures. The study concluded that the profession of estate surveyors and valuers should be mindful of the new expectation of their clients and try as much as possible to meet those expectations to retain the reliability of valuation reports in Nigeria
