    Controlling methods of buildings’ energy performance characteristics

    The comparison of energy audit regulatory documents results in the great difference of method holding description and the amount of modern energy investigation techniques in domestic and foreign practices. The most common are two methods: thermovision inspection and the Blower Door system. The collation of inspection data proved the necessity of the introduction on a mandatory basis method using Blower Door. The comparison of energy audit holding parameters in Russia, the USA and Europe showed the difference in the structured approach to this problem

    This article raises problems related to the shortcomings in the existing field of construction supervision and the relationship between participants in the construction process. An article dedicated to the implementation of comprehensive and comprehensive construction supervision at capital construction sites, bringing the construction supervision system to a standard that minimized the customer’s risks and minimized the number of errors in the construction industry. The aim of the article is to find solutions and ways to resolve problems, because of which there are many qualities, as well as the timing of projects for investment and construction activities. On the basis of a statistical analysis of the current situation and world experience, the main proposals for the improvement of construction supervision systems are presented

    The article describes the stage of construction - one of the main compulsory periods of the life cycle in the formation of construction end-products. It is at this particular stage that actual reliability and safety indicators of capital construction projects (specified at the design stage) are formed determining the parameters of operational, functional and economic efficiency. The compulsory assessment of conformity of buildings and structures, as well as design (including survey), construction, installation, setting up, and recycling (demolition) processes associated with buildings and structures is conducted in different countries in the form of state construction supervision. An assessment results in a document certifying conformity of the actual indicators with the requirements of design, normative (industrial) and legislative documents. Conformity is assessed in accordance with procedural rules depending on the functional purpose of the capital construction project. There are two conformity assessment forms that appear to be similar (at first glance): “construction inspection” and “state construction supervision”. Similarity of these terms lies in the fact that they both characterize a resulted approach used to assess the conformity of activities of participants in the construction operations (customers, developers, contractors) on the formation of construction end-products — construction projects

    This article analyzes potential use of various navigation technologies to implement building supervision functions for capital construction, reconstruction and conversion projects. It indicates the basic prerequisites for the development of such technologies and describes the navigation physical principle applicable due to its properties for a certain range of supervision functions in the construction industry. The article also examines testing of Corresponding software systems on the construction sites in Moscow in control operations by the Technical Customer’s engineers, and analyzes the potential of using adjacent navigation systems for similar purposes as compared with the main physical and technical characteristics of implementation in professional software packages

    Over the last 10-15 years, Russia has faced a significant increase in the scope of reconstruction work (including restoration and overhaul) for buildings of various purposes aiming to extend the life cycle of existing facilities and to bring buildings in line with requirements of modern regulatory documents in terms of strength and increase in their energy efficiency. Strengthening the building structures with composite materials is by far the most ‘gentle’ method of restoring building structures and improving their operational performance. At the same time, there is only a small number of publications generalizing this type of strenghtening in the domestic scientific and technical literature. During the operation of buildings and structures (especially industrial ones) numerous factors cause accelerated degradation in building structures. This phenomenon is particulary strong in reinforced concrete structures due to their composite base. Practice shows that corrosive damage is one of the main factors of intensive constuction degradation of reinforced concrete structures. Therefore, these damages are caused by manufacturing defects (reduction of concrete protective layer), loss of concrete-against-reinforcement protective properties due to carbonization or damage. Corrosive damage greatly reduces the life capability and durability of reinforced concrete structures, which in turn leads to a decrease in the safety of construction site operations

    The pace of modern urban development dictates special requirements for the structure of zoning and the designation of the territories of megacities. Formed requirements for the objects of residential and recreational areas, urban infrastructure and communications facilities. A special role in the issue of improving the comfort of the urban environment, is the process of renovation of production areas. One of the main principles of urban planning is the location of production in the outskirts of cities and settlements. However, with the development of urban areas, once located at the disposal of production, are surrounded by residential and administrative-office blocks. This “neighborhood” not only causes discomfort to residents, but also creates an excessive environmental burden on the environment. In addition, the territory of the city, and especially large megacities, have a much higher cadastral value of land, and, therefore, create an additional tax burden on production, as added value to the output. All these elements make the products uncompetitive, especially in comparison with similar products produced outside the metropolitan area. Thus, the process of output of production beyond the city limits is actually cyclical and uninterrupted. Territories that remain after the withdrawal of production facilities are subject to comprehensive analysis, taking into account the social needs of the city, and further renovation

    A large number of large industrial cities around the world are characterized by the presence of industrial sites in the Central part of the city and areas close to the center. A significant part of these zones have lost their relevance and are not used as production facilities, but function as rental businesses. The relevance of the study considered in this article is due to the need to create an organizational and technological model for the development of project documentation for the redevelopment of industrial facilities in the absence of Federal and regional programs in Russia that affect this area, as well as the lack of a regulatory framework for regulating the activities of project organizations that develop the above projects. The article deals with the General principles of developing an organizational and technological model that allows evaluating and optimizing the designer’s activity when repurposing industrial objects, as well as aimed at improving the design processes of such objects. For scientific, methodological and system-technical bases of designing organizational structures of enterprises and organization of production processes of modeling re-profiling of industrial territories, it was necessary to solve the following tasks: study and generalization of foreign and domestic experiences of redevelopment of industrial zones; identification of actual problems in the design of redevelopment of industrial territories; study of factors that affect the effectiveness of the designer; establishing the degree of influence of the identified factors on the quality of the project documentation produced. The parameters and organizational principles described in the article are taken into account when re-profiling industrial objects in the urban environment of large Russian megalopolises

    The article describes the importance of construction supervision by a Developer (EPCM Contractor) as an effective tool for reducing potential risks when implementing investment and construction projects. In general, the paper describes the practice of hiring construction supervisors, the need for an integrated, systemic approach to the work acceptance process. The proposed integrated verification supervision method includes Contractor’s laboratory data confirmation in order to optimize and improve the control functions. The method was analyzed using existing statistical techniques. The paper suggests ways for determining quality and quantity characteristics of sampling (verification supervision) from the general totality (Contractor’s initial supervision) while observing the representativeness condition
