An Empirical Evaluation of the Effects of Gender Differences and Self-efficacy in the Adoption of E-banking in Nigeria: A Modified Technology Acceptance Model
The issues of gender disparity in the usage of information technology (IT) as well as self-efficacy have received considerable interest and attention among researchers in recent times. Prior research has identified that gender differences and self-efficiency affect the attitude towards adoption and use of technology. In brief, females are believed to be disadvantaged compared to their male counterparts with respect to IT usage and acceptance. The reasoning is that males are mostly more exposed to technology and tend to have more proficiency with such tools. Very little information exists in the extant literature regarding perceptions in developing parts of the world, including Africa. In this chapter, an empirical evaluation of the issues in the context of e-banking will be made in Lagos (Nigeria) and its environs. An extended Technology Acceptance Model (TAM) will be used as a conceptual framework to guide the discourse. Data analysis was done on SPSS 15.0. The study’s results showed that gender differences moderated the acceptance of e-banking of users in the research context. Namely, computer self efficacy and perceived ease of use were concerns to females, but less so for their male counterparts. In the same vein, perceived usefulness of e-banking is discovered to be the most influencing factor for male users. The study’s implications for research and practice are discussed in the chapter
Harnessing Real Estate Investment through Decision Process for Selecting Tenants in Nigeria
One of daunting challenges to harnessing real estate investment in Nigeria is selection of
tenants. Many prospective tenants of completed development projects often appear good at
the recruitment stage but later become belligerent with grave consequence and challenge to
the Estate Surveyors. This paper examines the criteria set by practitioners in selecting
tenants in Lagos Nigeria. A survey of Estate Surveyors and was carried out to obtain the
criteria and relative importance index analysis carried to determine their rankings. The
outcome showed the decision process to assist estate surveyors in recruiting reliable tenants
such that investors in real estate will harness adequate and remunerative returns and have
value for their investment
The Lagos State Land Use Charge Law (2001) and Vision 20:2020 Housing Theme
Increasing demand for provision of urban and rural infrastructures with dwindling federal revenue allocations have influenced the Lagos State Government to promulgate Land Use Charge Law (2001) to increase internally-generated revenues through property tax. The Law provides the formula for assessing the Charge payable on properties in Lagos State, amongst other provisions. This paper reviewed the law and determines its short- and long- term effects on housing which is one of the thematic areas of Vision 2020. In attaining this, process of inferences was adopted to evaluate the law in addition to questionnaires administered on selected Estate Surveyors and Valuers practicing within Lagos metropolis. The paper found that the statutory formula to determine the amount of Charge payable is inappropriate and that high Charge and penalties may discourage investment in new housing and maintenance of existing stock. It therefore recommended its review to allow appropriate basis of fair and equitable tax to encourage the investors and owners such that the goal of Vision 20:2020 Housing Thematic Area becomes realizable
A socio-technical approach to broadband diffusion by SMEs
Technological deterministic theories such as Diffusion of Innovations (DOIs) theory provide a useful view of the diffusion process of new technologies. However, the view provided is limited, as it mainly looks at the supply side of the diffusion process hence, the need for the ability to examine various sides that influence the diffusion of new technologies. The Social Construction of Technology (SCOT) provides an avenue to examine such views. In this paper, we examine the adoption of broadband by Small/Medium size Enterprises (SMEs) using a proposed framework that applies notions from SCOT. An initial application of the framework shows perception gaps among the social groups involved in the diffusion process of broadband. These gaps might explain the slow take up of broadband by SMEs in the UK

The supply side of innovation diffusion - A UK SME broadband adoption perspective
Recent research suggests that the majority of the Small and medium sized enterprises (SMEs) e-business research focusses primarily on studying innovation diffusion within the SMEs themselves with limited research into the supply-side of innovation diffusion This study examines the supply side of innovation diffusion to SMEs in south east United Kingdom (UK). It aims to examine and provide an indepth view of the broadband diffusion process to SMEs in UK by exploring the views and activities of the various groups involved in the process with a particular focus on the supply side. Innovation diffusion and social construction of technology theory are applied to extend a framework with a view to address some of the issues not covered in previous literature. Our research results suggest that even though the various social groups are working towards the same goal, both sides have a very different view of what the expectations are from the supply side of innovation diffusion. We believe that our results are useful to providers looking to diffuse broadband as well as other IT innovations to SMEs
Land Value Determinants and Variability in Commercial Property Values in Emerging Economy: Case Study of Ikeja, Nigeria
This study was carried out to examine the contribution of land value determinants to variability in commercial property values in Ikeja, Nigeria. In doing so, road network in the study area was decomposed into its explanatory variables in consonance with other property value determinants, and multiple regression models adopted to analyze the data. It was found that there was significant relationship between the variables. A model for predicting variability in property values in the study area was consequently derived
DISPUTES RESOLUTION AMONGST RESIDENTS OF TENEMENT PROPERTIES IN LAGOS, NIGERIA
Low income earners in Lagos metropolis have peculiar taste for a type of residential property,
popularly referred to as face-me-I-face-you. The type of property usually consists of many units rooms flanking
a central passage. Tenants with different orientation and background cohabit, and conflicts frequently occur
amongst them. This paper examines the causes of conflicts that are common amongst tenants of tenement type
of residential accommodation in Lagos metropolis. In so doing, questionnaires coupled with direct observation
and interviews were administered on total of five hundred respondents randomly selected from five zones in the
study area. The study found a number of factors causing the conflicts and recommends creative problemsolving
strategies, amongst others, for managing such conflicts amongst occupiers of tenement houses in the
study area
