    1209 Analysis of Projects undertaken by Quantity Surveyors in Lagos State, Nigeria Increasing cost of construction works coupled with insistent collapse of buildings stimulated the investigation of the skills required of the Quantity Surveyors cum their competencies. Due diligence study on the nature of construction projects undertaken were carried out and fifty-eight (58) senior/ associate partners, working in quantity surveying (Qs) firms completed the questionnaires out of Seventy four (74) quantity surveying consultancy firms. Percentile and mean were used for the analysis of data. The study revealed that majority of quantity surveying firms, despite their long years of existence with highly experienced staff members; limit their area of operations to building works, be it low or high rise, thereby leaving out substantial part of their work in both civil and industrial engineering works to be undertaking by others. The study concludes that the management of quantity surveying firms should also delve into civil and industrial engineering works more than before in order to ensure cost effectiveness of these projects

    Analysis Of Non-excusable Delay Factors Influencing Contractors' Performance In Lagos State, Nigeria

    Delays are one of the biggest problems faced by construction firms. The objectives of this study are to identify non-excusable delay factors, their effects on project completion and means of minimising these delays. A questionnaire survey was conducted to solicit the causes, effects and methods of minimising delays with two groups of respondents: consultants and contractors. Data were collected and analysed using a weighted mean method. A total of 57 major factors that cause non-excusable delays were identified from the reviewed literature and were further classified into eight major groups. The findings of this study revealed 20 key factors that cause non-excusable delays. The resultant effects of nonexcusable delays are time overrun, cost overrun and disputes, among others. Ensuring adequate financial sources, engaging competent project managers and making all necessary resources available are some of the most important means of minimising nonexcusable delays. Since non-excusable delays are specific to contractors, this study concludes that contractors should review their activities so that construction work will not be delayed

    Impact of non-implementation of time, cost and quality management procedures in the Nigerian construction industry

    The study is an assessment of time, cost and quality management in the Nigerian construction industry, and its objective is to examine the impact of non-implementation of these factors in the Nigerian construction industry. This study is limited to the view of a convenient sample of professional i.e. Architects, Builders, Quantity Surveyors and Engineers. The method used to collect data were questionnaire and interview while the data collected were subjected to descriptive statistical analysis using percentage, mean score and frequency. The study revealed that the impact of non compliance with time,costs and quality management procedures is building collapse as evident in the Nigerian constructions industry today. Others includes high cost of construction, which make building constructions very high thus leading to project abandonment which constitute nuisance to the built environment and this can lead to lost of public confidence in the industry. The study recommends that modalities should be put in place by government and concerned professional bodies to guide against fraud, the relevant authority like SON (Standard Organization of Nigeria) should wake up from slumber and come up with standards for construction component and lastly the National Building Code should be adopted for use in the building construction in all its ramifications

    Vulnerability of Motivation Schemes in Enhancing Site Workers Productivity for Construction Industry's Sustainability in Nigeria

    The construction industry provides appreciable employment for the unskilled and semi-skilled labour considering the nature of most activities carried out on construction sites. However, the productivity of this categories of labour have trended poor overtime. This study therefore assessed the financial and non financial motivational schemes; in light of their preference to construction site workers so as to assure on their vulnerability in enhancing productivity. The data collected through the administration of questionnaires to construction site operatives were analysed using the relative importance index (RII). The research instrument was also legitimized with content validity index (CVI) for items ≥ 0.80 and cronbach alpha value, as a measure of internal consistency, ≥ 0.70. Allowances, wages stock option and bonuses are the financial motivators while delegation, independence and autonomy, facilities for transportation are the non financial motivations that are important to site workers on construction sites. Giving praises, encouragement to make contributions, free medical care, availability of relaxation centres and first aid provision are the motivation schemes that site operatives believed to enhance their productivity. This paper concludes that both financial and non financial motivational schemes are important to enhancing the productivity of operatives on construction sites. The vulnerable motivational schemes to the enhancement of productivity, as revealed in this study is recommended to the construction and subcontracting firms, foremen, clerk of works, site supervisors, site engineers and all other stakeholders in ensuring a maximum output for a unit input from site operatives
