Progettare la manutenzione. Progettare per la manutenzione

La prima parte del lavoro è dedicata all'analisi delle problematiche manutentive negli interventi su costruzioni lignee: dai suggerimenti dei trattati alle storiche connotazioni della manutenzione su costruzioni lignee, alle tecniche tradizionali per la prevenzione del danneggiamento in conseguenza di attacchi da parte di microrganismi biologici, alle tipologie di interventi di rinforzo strutturale. La seconda parte riguarda le tappe che contraddistinguono il progetto della manutenibilità e della manutenzione, secondo criteri di politica immobiliare ed istanze tecnico-operative. I risultati sono considerati in termini di affidabilità del sistema costruttivo, di qualità della gestione del patrimonio, nella prospettiva del "servizio di manutenzione". Nella terza parte viene delineata la struttura del piano di manutenzione per i sistemi lignei: dall'anagrafica dei componenti, alle schede tecniche per coperture, solai e centine. Sono compresi: la terminologia degli elementi tecnici e degli organismi di collegamento, la descrizione degli interventi di recupero funzionale o di nuova costruzione, i fattori di diagnosi ed ispezione, le metodiche di valutazione delle condizioni degradative e delle patologie, la classificazioni del rischio. La parte conclusiva della trattazione riguarda la schedatura sintetica necessaria per definire contrattualmente: istruzioni dei lavori, ordine dei lavori e programmazione operativa, risorse umane, strumenti e materiali da utilizzare. The first part of the work is devoted to the analysis of problems in the maintenance work on timber constructions: suggestions of the historical maintenance treatment of wooden buildings, traditional techniques for the prevention of damage as a result of attack by biological organisms, the types of interventions of structural strength. The second part concerns the stages that characterize the maintainability and maintenance of the project, according to criteria of building policy and technical-operational instances. The results are considered in terms of reliability of the construction system, quality of asset management, in view of the "maintenance service". Il ruolo della conoscenza tecnologica. Verso il progetto manutentivo

Nella prospettiva della tecnologia di processo - dall'introduzione dei principi di razionalizzazione del project management in campo tecnico, allo sviluppo dei metodi di valutazione multicriteria in campo socio-economico, agli sviluppi attuali degli scenari valutativi - si è teso prima ad assumere un approccio scientifico-manageriale poi a combinare metodologie tradizionali e innovative, privilegiando la costruzione di scenari interdisciplinari e di modi partecipativi. Nella prospettiva del patrimonio ex-industriale, si fa riferimento al concetto di Terotecnologia; se ne analizzano limiti e prospettive nell'affrontare la complessità delle discipline inerenti - tecnologiche, ambientali, culturali, economiche, sociali, psicologiche … - e ricercando strumenti per controllare e valutare il processo di recupero del patrimonio. Il lavoro di ricerca e divulgazione del patrimonio industriale è esteso allo studio interdisciplinare di apparati produttivi, macchine, strumenti di lavoro, testimonianze. Tale lavoro di ricerca ha promosso mutamenti di significato e di percezione. Si affronta, infine, il tema della qualità da garantire sia come qualità nel tempo del bene da preservare sia come conformità tecnica e prestazionale, sia come qualità abitativa percepita degli utenti.
