The large scale transformation of the residential areas in Seoul since 1990 were mainly directed through reconstruction of existing houses and redevelopment of old residential zones. This study investigates the changes in singly-detached housing areas and their influences on housing market. First, I studied the current housing conditions and the formation history of residential areas in Seoul. Next I analyzed the effects of reconstruction of houses and redevelopment of old residential areas after differentiating them by the strategy of housing development and housing characteristics. Research methods were statistical analysis using various secondary data such as cluster analysis and personal survey on the actual residents. For the analysis of the current housing conditions and changes of single-detached housing areas, a GIS programme. MapInfo 3.0 was used. The study results are as follows. The housing situation in Seoul has been worsening despite the continuous supply of new houses. The number of multi -unit houses has gradually increased while the number of single-detached houses has sharply declined. As a result, single-detached housing areas, which were dominant among the Seoul residential areas, have significantly decreased between 1989 and 1995. The changes of single-detached housing areas also showed different patterns depending on the strategy of housing development. The statistical data shows that the single-detached housing areas have developed into 3 different residential types multi-family detached house(Dagagu)-oriented type, mixed type and apartment-oriented type
