    Decision-making process framework at the planning phase of housing development project

    Every housing development project needs to go through several procedures which consist of a decision-making process. By practising the decision-making process since the planning phase, the relevant decision-maker is assisted in analysing and organising all issues arise such as the problem in identification and selection of a suitable contractor for housing development. However, the decisions are made without knowing precisely what will happen in the future. The research’s primary purpose is to develop a process model for decision-making at Malaysia’s housing development planning phase. This study also examines the decision-making process practised among Malaysian private housing developers at the planning phase and classifies four main aspects of decision-making: methods, tools, criteria and information. The study then discovers whether the four main aspects (methods, tools, criteria and information) are strongly related to the decision making process. This study comprises the development of a theoretical framework by integrating the models that have been developed by numerous authors and researchers on the subject of decision making. Besides, 67 private housing developers have been chosen as respondents for a questionnaire survey in this study. The descriptive statistical analysis and the correlated analysis are conducted employing the Statistical Package for Social Sciences (SPSS). The results of this study show different findings for every four main aspects studied. However, it still answers the research objectives, and the relationship between the four main aspects of the decision-making process is accepted. This study is useful because it serves as a guide for private housing developers and governments in decision making at the planning phase of housing development. Moreover, this study provides a new process framework for decision making at the planning phase of housing development in Malaysia and assists housing developers and governments to make better predictions before proceeding to the construction phase

    Terdapat banyak aduan yang diterima daripada pembeli rumah berhubung kualiti produk perumahan dan perkhidmatan yang disampaikan oleh kontraktor penyelamat di Malaysia. Walau bagaimanapun, kajian mengenai kualiti kerja kontraktor penyelamat perumahan dalam konteks kepuasan penghuni, pengguna atau penyewa rumah yang telah diselamatkan masih kurang dilaksanakan di Malaysia. Oleh itu, kajian ini memfokuskan tentang kepuasan penghuni perumahan yang diselamatkan oleh kontraktor penyelamat. Sehubungan dengan itu, objektif kajian ini adalah untuk mengkaji tahap kepuasan penghuni terhadap projek perumahan yang diselamatkan oleh kontraktor penyelamat dan mengkaji masalah utama dihadapi penghuni yang mendiami rumah yang diselamatkan oleh kontraktor tersebut. Selain itu, hubungan antara tahap kepuasan penghuni dengan kualiti rumah yang diselamatkan oleh kontraktor penyelamat turut dianalisis. Kajian ini melibatkan perumahan terbengkalai yang telah diselamatkan di Taman Perindustrian Hijau, Rawang, Selangor dengan menggunakan kaedah kuantitatif di mana pengedaran borang soal selidik dilakukan. Seramai 118 responden terlibat dalam sesi soal selidik. Data dianalisis dengan menggunakan perisian Statistical Package for Social Science 2.0 (SPSS). Kajian mendapati tahap kepuasan penghuni berada pada tahap memuaskan dan masalah utama yang dihadapi oleh penghuni adalah pada bahagian fizikal tangga. Seterusnya, hasil analisis juga menunjukkan terdapat hubungkait antara kepuasan penghuni terhadap kualiti kerja kontraktor penyelamat terutamanya dalam aspek rekabentuk. Diharapkan pihak-pihak yang terlibat dan bertanggungjawab dalam menangani masalah berkaitan dengan kualiti kerja kontraktor penyelamat perumahan dapat mengambil tindakan sewajarnya terhadap permasalahan ini. Dengan itu, tahap kepuasan sebenar penghuni rumah yang telah diselamatkan dapat ditingkatkan lagi kepada tahap yang lebih tinggi

    Decision-Making Method Employed at Construction Planning Phase of Housing Development

    A correct decision made by decision-makers, at the planning phase, determines the success of a housing development project. Detailed decision supporting data is needed to provide specific guidance to private housing developers. The purpose of this paper is to define a decision-making method to be employed at the construction planning phase of a housing development project in Malaysia. Survey method is implemented using a questionnaire that was distributed to 67 private housing developers. The collected data was then analysed via Statistical Package for Social Sciences (SPSS) software. The outcomes of the analysis show that for Malaysian private housing developers, discussion and market/economic report are the most important methods that are applied while making a decision for a housing development project. Thus, this paper is supposed to guide private housing developers as well as governments in making decisions at the construction planning phase of housing development projects in Malaysia

    The main aim of this study is to develop a process model for decision making in the planning phase of housing development in Malaysia. This paper identifies the decision making practiced among Malaysian housing developers at planning phase and examines the three main parts in making decisions which are methods, tools and informations. The paper then investigates whether the three main parts (methods, tools and information) are strongly related to the decision making process. This paper involves the development of a theoretical model by integrates the models developed by numerous authors and researchers on the subject of decision making. The descriptive statistical technique is conducted and the regression analysis is organize using Structural Equation Modelling (SEM) with AMOS to see the relationship between the three main parts (methods, tools and information) in making the decision. Thus, this paper is beneficial as a guide for housing developers and governments in making a decision at planning phase for housing development

    Tools for Making a Decision at the Planning Phase of Housing Development Project

    Literature discovered that the selection of the right tool affects the decision-making process at   the planning phase of housing development project. Imprecise decision-making are capable of generating big threat to project completion. Therefore, the adoption of the right tool by decision makers are compulsory to prevent the occurrence of any difficulties on the final stage of the project. The objective of this research is to define the decision-making tool applied at the planning phase of housing development project in Malaysia. A total of 80 sets of structured questionnaires were distributed to the private housing developers in Malaysia and out of 67 were found usable after data screening. The descriptive statistical analysis and the correlated analysis are conducted in this study aided by Statistical Package for Social Sciences (SPSS) software. The results of this study show that most of the Malaysian private housing developers applied potential analysis, comparison analysis, economic analysis, feasibility study and 4P’s analysis as tools when making a decision at the planning phase of housing development project. Hence, this paper is supposed to lead the potential private housing developers along with the governments by providing a number of tools in making decisions at the planning phase of housing development project in Malaysia
