    I\u27ve explored and studied the use of devising in theatre, and decided to bring that process to the making of a short film. Devising is the process of an ensemble creating a piece together in a collaborative and creative environment. These devised works start without a final script and are formed through discussion, improvisation. and ensemble exercises. Film is a new medium for devising and allows for unlimited creative opportunity and exploration. My devised short film utilizes dramatic makeup as an artistic device to assist in the storytelling. The narrative focuses on the idea of how we present ourselves publicly versus how we are feeling internally

    The 81 years of the existence of Moscow subway has resulted in the emergence of numerous fantastic tales about it. They are most often referred to as urban legends.The majority of the stories concern encounters with ghosts of people who died a tragic, sometimes suicidal, death. The stories are partly motivated by the location of the subway, which often crosses necropolises.The negative energy at some stops results in passengers’ unrest and suicidal thoughts.These places are also haunted by souls of the victims of tsarist and Stalinist prisons. There also exist tales about ghost trains, time travel, and mutant animals. The article attempts at explaining the origins and functions of the fantastic stories about Moscow subway. On the one hand, it seems that they can be ascribed to the land on which the subway was built; on the other, they originate in narrative patterns thanks to which similar experiences are always structured according to certain models of representation. Regardless of the civilizational progress, the tales about Moscow subway prove that we still deal with the world perceived sensually, which is very close to the folk understanding of reality

    Eco-labeling, rents, sales prices and occupancy rates: do LEED and Energy Star labeled offices obtain multiple premiums?

    Drawing upon an updated and expanded dataset of Energy Star and LEED labeled commercial offices, this paper investigates the effect of eco-labeling on rental rates, sale prices and occupancy rates. Using OLS and robust regression procedures, hedonic modeling is used to test whether the presence of an eco-label has a significant positive effect on rental rates, sale prices and occupancy rates. The study suggests that estimated coefficients can be sensitive to outlier treatment. For sale prices and occupancy rates, there are notable differences between estimated coefficients for OLS and robust regressions. The results suggest that both Energy Star and LEED offices obtain rental premiums of approximately 3%. A 17% sale price premium is estimated for Energy Star labeled offices but no significant sale price premium is estimated for LEED labeled offices. Surprisingly, no significant occupancy premium is estimated for Energy Star labeled offices and a negative occupancy premium is estimated for LEED labeled offices

    Measuring the Value of a Moscow Apartment: a Spatial Approach to the Hedonic Pricing of Attributes

    In this paper we explore spatial effects in a hedonic price function framework for a large sample of apartments in Moscow. We find strong evidence of both spatial lag and spatial autocorrelation. Our results are robust across both the spatial model specifications and the choice of the spatial weight matrices. The fact that the quality attributes’ shadow prices we estimate are not much different from the OLS (ML) estimates suggests that spatial effects are orthogonal to the quality characteristics. One interesting finding is that an increase in the kitchen area contributes much more significantly to the apartment’s price compared a marginal increase in the living area, which is reflecting the traditional role kitchen has been playing in the Russian households as a dining and communication area. House type, time needed to walk to the nearest subway station and subway time to the city center are other important apartment attributes. Methodologically, we believe our study is demonstrating the need to develop spatial econometric techniques for application in the environment where both types of spatial effects are simultaneously present.spatial models, housing market, hedonic price functions

    Spatially varying effects of Gyeongui Line Forest Park on Retail Types and Location

    Department of Urban and Environmental Engineering (Urban Infrastructure Engineering)The importance and interest about green space continue to grow as people's interest in the quality of life increases with global environmental issues in recent years. Accordingly, various studies have been conducted on the direct and indirect benefits provided by the green space in the urban. And the benefits have impact on surrounding area. These effects of parks are not only positive but also negative. the park constructed in the city plays a role in raising the property value in the surrounding area, and various studies about this effect have been steadily conducted in many countries. In particular, research on the effects of parks using hedonic models has been actively conducted. These results show that the closer the distance from the park, the greater the impact on property value and many studies show similar results. Many studies show the effect of an urban park on neighborhoods, but the effect of urban park on the specific commercial environment of the neighborhood is relatively less studied. The Gyeongui Line Forest Park is a good study area to understand the diverse pattern of commercialization according to the characteristics of the neighborhood and also it has worth doing research. Therefore, this study carried out research with two purposes. First, we suggest the sustainable management plan through empirically exploring the mechanism of commercialization triggered by the Gyeongui Line forest park. Especially, we classify the retail services into six types to identify the characteristics of retail location decision. Second, after clustering neighborhoods through statistical method, we aim to derive the academic implications that need for effective urban management planning by identifying the characteristics of retail opening according to classified neighborhoods. As a result, the construction of the Gyeongui Line Forest park led to the commercialization of adjacent neighborhoods. In particular, it was confirmed that the total retail increased 1.6 to 1.8 times in the neighborhood nearest to the park(0-100m). In addition, the increase of the occupation of all retail type in the residential area increased, and the effect was larger the closer to the park. Therefore, commercialization due to the formation of the Gyeongui Line Forest Park has been triggered, and it has been confirmed that it occurs intensively in the residential area. The patterns of retail opening induced by parks construction are as follows. In the case of restaurant, the number of entrepreneurs increased more than twice in the area adjacent to the park. Among the retail services classified in this study, the restaurant is highly productive, which is a result of empirically revealing the self-destruction of diversity as claimed by Jane Jacobs(1961). On the other hand, in the case of the neighbor retail, the result was significantly decreased only in the section(100-200m). However, it can be said that the crowding low productivity retail out has occurred. In the case of bar, it is expected that the high productivity of bar pushed off the low productivity of the neighboring retail when considering that the section between the decrease of the neighbor retail and the increase of the bar is same. In case of caf??, it decreased in the neighborhoods adjacent to the park, while it increased in the residential neighborhoods adjacent to the park. This result suggests that the caf?? sector has moved to a low rent residential area due to the park construction As a result of the above-mentioned results, commercialization was induced by the park construction, and it was confirmed that the industries with high productivity in the residential area increased in particular. These results indicate that eco-gentrification phenomenon, similar to highline parks, is needed a concern. Therefore, policy instruments for sustainable neighborhood management are needed.ope

    Understanding Shoulder Surfing in the Wild: Stories from Users and Observers

    Research has brought forth a variety of authentication systems to mitigate observation attacks. However, there is little work about shoulder surfing situations in the real world. We present the results of a user survey (N=174) in which we investigate actual stories about shoulder surfing on mobile devices from both users and observers. Our analysis indicates that shoulder surfing mainly occurs in an opportunistic, non-malicious way. It usually does not have serious consequences, but evokes negative feelings for both parties, resulting in a variety of coping strategies. Observed data was personal in most cases and ranged from information about interests and hobbies to login data and intimate details about third persons and relationships. Thus, our work contributes evidence for shoulder surfing in the real world and informs implications for the design of privacy protection mechanisms
