    Factors Influencing the Establishment of Clothing Retailers in the Metaverse: The Role of Metaverse Technology as a Mediator

    The metaverse is a virtual environment where people may interact with one another via avatars. As the metaverse has gained in popularity over the last several years, the retail industry has indicated an interest in using it for product promotion and sales. However, opening a clothes store in the metaverse has unique challenges, and prospective investors should keep a few things in mind. This study aimed to uncover the factors that led Dubai investors to create a virtual apparel brand for sale online. Independent factors were creativity, safety, and confidentiality. The advent of Dubai's Metaverse clothes store was the dependent variable, while the technology enabling the metaverse was the mediator. The study used a quantitative methodology, including a survey questionnaire. For demographic and structural equation modeling objectives, we employed SPSS and AMOS software. The mediator variable was shown to be significantly affected by all independent factors, according to data from a survey of 398 participants. The successful debut of apparel in the metaverse in Dubai may be primarily attributed to the metaverse's cutting-edge technological innovations in security and privacy. Customers may be unwilling to provide personal information or engage in virtual transactions if they do not trust the safety of their data in the metaverse; thus, these issues must be addressed. Investors should prioritize developing private and secure metaverse technologies to win users' confidence. The findings call attention to the absence of study in this area and provide valuable insight into the factors contributing to the success of retail clothes launches in the metaverse.     Investigating Mediation Effect of Innovation on the Relationship Between Project Management and Property Organizational Performance

    In the context of challenging property organizational performance, innovation plays a crucial role in mediating the relationship between project management and organizational performance. Therefore, this paper presents a study aiming to develop and assess a mediation model where project management acts as the independent variable, innovation as the mediator, and property organizational performance as the dependent variable. Data were collected through a questionnaire survey among employees in real estate companies in the UAE, distributing 390 questionnaires using traditional random sampling techniques. However, the model utilized responses from 375 completed questionnaires. The collected data were employed to develop the model in SmartPLS software, which was then analysed and assessed at both the measurement and structural components. The findings indicate that all direct relationships are statistically significant, except for one: QTY -> INNO. Concerning indirect relationships, two out of the four relationships are not statistically significant: QTY -> INNO -> PFM and SCP -> INNO -> PFM. Additionally, the mediator variable, INNO, induces two instances of partial mediation and two instances without any mediation effect. Moreover, the model’s Goodness-of-Fit value is 0.766, indicating that the model has 76.6% of predictive capability

Two elements of the initiative are expansion of the Panama Canal and development of the Panama Pacifico Project, a large logistics park. The government initiative is analyzed with respect to the logistics hubs in Singapore and Dubai by 1) identifying a structure of critical factors for developing a logistics cluster, 2) using this structure to analyze the feasibility of Panama becoming a major logistics hub, and 3) exploring the impact of a logistics_hub in Panama on the Latin American network of ports. The retail industry is one of the sectors that has expressed interest in using the metaverse for product marketing and sales as it has grown in popularity in recent years. However, it can be difficult to launch a retail clothing business in the metaverse, and investors must take into account a number of factors to guarantee success. This research sought to learn more about the influences on Dubai investors\u27 decision to launch a retail clothing line in the metaverse. The dependent variable was the launch of clothing in the metaverse in Dubai, and the independent variables were the metaverse technology, the subjective workload, and the virtual economy. The research used a survey questionnaire and a quantitative research design. SPSS and AMOS software were used to analyze the data for demographic and structural equation modeling purposes. The results of a survey of 398 respondents showed that all independent variables had a significant impact on the mediator variable. The metaverse technology, in particular, was positively impacted by the virtual economy and subjective workload, which in turn influenced the launch of clothing in the metaverse in Dubai

    THE IMPACT OF LIGHT RAIL TRANSIT ON THE URBAN DEVELOPMENT IN DUBAI, UAE

    The United Arab Emirates (UAE) has seen significant growth in urban development over the past two decades. To overcome the implication of this development, Dubai’s Roads and Transport Authority (RTA) has called for sustainable transport development at all levels, including the Light Rail Transit (LRT), which is a friendly mass transit system to satisfy the requirements of urban mobility, environmental sustainability, and green power efficiency. The shift towards sustainable mass transport systems has become the ideal choice to overcome the challenges accompanying the growth and development facing cities such as Dubai and to convert them into sustainable environmentally friendly places. Today, Dubai, as a global city, is seeing an extraordinary development of urban projects with a strong emphasis on targeting infrastructure and transportation systems. Therefore, the most sustainable transport system used to enhance urban development is the LRT system which plays a major role in shifting the city toward sustainability. Consequently, the Metro and Tramway systems are recognized as the optimal provision of public transport modes for high-capacity public transport systems in Dubai. This helps to improve infrastructure by promoting connectivity, economy, and a sustainable environment. The research investigates the impact of the Dubai Metro on accelerating Urban Development in Dubai. Urban transformation patterns around the main Metro Stations are analyzed in the study. Population densities, connectivity, and land use patterns were examined. Three main Metro Stations have been selected to study the surrounding urban pattern and population density. These stations namely: Jebel Ali, Al-Barsha, and Business Bay. To achieve the aim of the study, the following objectives are covered: a) to investigate the needs of the sustainable transport system to cope with the urban development requirements. b) examine the population density, connectivity, and accessibility around Metro Stations. c) analyze the impact of Dubai Metro on urban land use. Accordingly, the research approach uses the “Case study method” utilizing quantitative and qualitative tools. Conducting an in-depth examination of the Dubai Metro case study within a particular context which is land use pattern, population density and connectivity. GIS and Spatial Maps, interviews, case study analysis, and land use investigations have been used to reach the findings of this research. The findings indicate that the Jebel Ali district has the largest proportion of development in terms of residential and commercial land use, at 643% and 542%, respectively. In addition, the Al-Barsha district has seen developments in commercial and green space, while the Business Bay district has seen an increase in commercial space, lakes, and a decrease in green areas. Each of the three districts has small buildings surrounding Metro stations, indicating that the development occurred recently and as a result of the metro station
