Climate Change and Geographic Information in Real Estate Research

Der Kampf gegen den Klimawandel und die Sicherstellung einer nachhaltigen Wirtschaftsweise sind wohl zwei der größten Herausforderungen unserer Epoche. Die Vermeidung von Treibhausgasemissionen, die Anpassung des Immobilienbestands an zunehmende Naturgefahren, Maßnahmen gegen den Mangel an bezahlbarem Wohnraum oder auch das Management eines Einkaufszentrum vor dem Hintergrund neuer Wettbewerber und verändertem Kundenverhalten - all diese unterschiedlichen Herausforderungen verlangen auch nach ökonomischen Entscheidungen und setzen, um Erfolgreich bewältigt zu werden, in tiefgreifendes Verständnis der zu Grunde liegenden Strukturen und Prozesse voraus. Ziel dieser Dissertation war es daher, die genannten Fragestellungen aus einer wissenschaftlichen Perspektive heraus zu beleuchten, um eine verlässliche und handlungsweisende Informationsbasis zu schaffen. Als Geograph hat sich der Autor dabei schwerpunktmäßig mit der Analyse raumbezogener Daten beschäftigt. Daneben kommen eine Reihe aktueller statistischer Analysemethoden sowie insbesondere Geographische Informationssysteme (GIS) zum Einsatz. Die fünf enthaltenen Aufsätze demonstrieren, wie räumliche Informationen und geostatistische Methoden auf sehr unterschiedliche Fragestellungen und räumliche Maßstäbe angewandt werden können - von Strukturen und Kundenströmen innerhalb von Einkaufszentren über Wohnungspreise auf städtischer Ebene bis zur Erfassung von Naturrisiken in ganz Deutschland. Wenn neben Forschern auch die Akteure der Immobilienwirtschaft eine Anregung durch die vorgestellten Ergebnisse und Methoden erfahren, können wirtschaftliche Aktivitäten und Planungsentscheidungen hoffentlich in Zukunft etwas mehr an den Zielen eines ökonomisch, ökologisch und sozial nachhaltigen Wirtschaftens ausgerichtet werden

An exploratory method for detecting multi-level clumps in the distribution of points – a computational tool, VCM (Variable Clumping Method)

This paper shows an explanatory tool (a FORTRAN program linked to GIS software), called VCM (Variable Clumping Method), for detecting statistically significant `multi-level clumps' in the distribution of points. The multi-level clumps imply a set of clumps whose clumping radius varies from a small radius to a large radius (in spirits, VCM is similar to the K-function method). Compared with the ordinary (fixed radius) clumping method, VCM can detect overall significant clumps in the distribution of points

Dipterocarps protected by Jering local wisdom in Jering Menduyung Nature Recreational Park, Bangka Island, Indonesia

Apart of the oil palm plantation expansion, the Jering Menduyung Nature Recreational Park has relatively diverse plants. The 3,538 ha park is located at the north west of Bangka Island, Indonesia. The minimum species-area curve was 0.82 ha which is just below Dalil conservation forest that is 1.2 ha, but it is much higher than measurements of several secondary forests in the Island that are 0.2 ha. The plot is inhabited by more than 50 plant species. Of 22 tree species, there are 40 individual poles with the average diameter of 15.3 cm, and 64 individual trees with the average diameter of 48.9 cm. The density of Dipterocarpus grandiflorus (Blanco) Blanco or kruing, is 20.7 individual/ha with the diameter ranges of 12.1 – 212.7 cm or with the average diameter of 69.0 cm. The relatively intact park is supported by the local wisdom of Jering tribe, one of indigenous tribes in the island. People has regulated in cutting trees especially in the cape. The conservation agency designates the park as one of the kruing propagules sources in the province. The growing oil palm plantation and the less adoption of local wisdom among the youth is a challenge to forest conservation in the province where tin mining activities have been the economic driver for decades.
