Changes in the intra-urban land value surface : the impact of transportation, land use and socio-economic factors in central Montreal

Abstract

Note:The most significant findings of this research have to do with the impact of changes in the transportation system on the intra-urban land value surface. On an aggregated level, new highway facilities appear to be less important as a determinant of land values than major changes in the public (and, particularly, rapid) transit system. Other aspects of this empirical investigation suggest that land use and land values are related by a two-way causal link. Finally, it is abundantly clear that there is a great deal of sectoral variation with regard to the-variables which dominate in the prediction of urban land values. Factors related to the urban social system tend to be more important on a sectoral level in explaining the land value surface, whereas accessibility is the predominant consideration on the larger scale of the whole study area.Ce projet de recherche dégage les éléments suivants en ce qui a trait à l'impact des transports sur les valeurs des terres en milieu urbain. Sur l'échelle de toute la région délimitée, la construction de nouvelles routes et autoroutes a mains d'influence sur des valeurs des terres urbaines que des innovations de nouveaux systèmes de transports en commun (exemple: le Metro). En plus, les valeurs des terres ont un rapport avec l'utilisation du sol urbain qui prend la forme d'un lien causal à deux sens. Finalement, i1 se dégage ega1ement qu’il y a beaucoup de variation spatiale entre 1es différent secteurs de la vil1e en ce qui concerne 1es variables prédominantes dans l'explication de la surface théorique des valeurs des terres
